Infrared asphalt patching
I offer infrared asphalt patches and repairs. Our process provides a superior finished product compared to the traditional cut and remove patching method. This is the most efficient way to fix common asphalt problems like pot holes, bird baths, low approaches, raveling, manhole covers, catch basins, drainage issues, And much more. It creates far less waste material resulting in a green cost efficient repair. Infrared heat warms the asphalt to around 300° and up to 4” deep. Making it possible to blend in new asphalt mix. It bonds the repair to the existing surface eliminating cold joints and seams, this creates a more aesthetic product and means water/ice cannot penetrate the repair and create future problems. This also means we can make repairs throughout the winter months, eliminating the need for cold patch asphalt that never works or stays where you want it. Parking lot pavement is typically designed to last 10-30 years. Depending on a lot of different factors they can last longer or not. Timely appropriate maintenance can often make the difference.
Severity, extent, and types of distress are the primary factors we use to evaluate your pavement. We survey the entirety of your parking lot noting the type of distress present at each deficiency, how large the area is, and classify the severity of each deficiency. We can then determine the appropriate corrective process to fix and maintain the surfaces.
This plan should be developed for a 1 year, 5 year, or even 10 year time frame. Preventative maintenance should be performed as a proactive measure to keep pavement in good condition and can consist of patching, crack repairs, thin overlays, and sealcoating. These maintenance operations can prolong he life of your parking lot significantly. However if your pavement gets to a poor enough condition before implementing preventative measures it may make more sense to do the bare minimum until you can replace the whole lot.
